We have four levels of service available. Whether you want to be fully involved or prefer to leave it all to us, one of our flexible service packages will fulfil all of your needs.


PROPERTY FIND AND MANAGE SERVICE

  • Advice on finding and financing an investment property.
  • Fully advertise your property on our own and national websites. Placed in shop window displays and letting lists. Inform companies and relocation agencies. Advertise in the local press and a 'To Let' board at the property.
  • Accompany viewings and inform you immediately of any applications.
  • Interview and obtain credit checks and all necessary references and guarantors if needed.
  • Draw up a legally correct Tenancy agreement in accordance with current legislation.
  • Arrange for an inventory to be completed.
  • Arrange gas and electrical annual safety checks.
  • Collect rent and auto pay to your account weekly with statements. Chase any late payments.
  • Manage the transfer of utilities. However we can not guarantee our readings will be recognised.
  • Hold the tenant's security deposit in compliance with the Housing Act 2004 Tenancy Deposit Scheme.
  • Regular inspections, resolving minor repairs and settling invoices up to an agreed limit from the rents received.
  • Advise when the tenancy is due to end and seek your instructions for re-letting or selling the property.
  • Arrange a full property inspection and inventory at the end of the tenancy. Agree any minor repairs (over and above fair wear and tear) with tenants before releasing their deposit.
  • Arrange any necessary cleaning and repairs, deducting costs from the tenants deposit where applicable and agreed.
